Section 5: Rentals

ALL SALES ARE FINAL – NO REFUNDS WILL BE ISSUED.
Support tickets can be submitted via http://support.cedarcreeksl.com/

  1. ALL available rentals may be rented by paying the rental box AT the location.
  2. If you are banned or you choose to leave, NO REFUND will be given. Your tier is forfeited.
  3. Tier transfers are permitted for rentals you are the primary renter or subtenant of.
    1. Relocations will REQUIRE the initial week to be paid first.
    2. Submit a support ticket for transfers and discount applications.
  4. Discounts on rentals are in conjunction with your employment in a CC Department. They are NOT retroactive and CANNOT be combined.  
  5. Upon renting, you are encouraged to keep the home. Wish to rez your own? You must submit a support ticket – Homes must be 100% mesh, you must have MULTIPLE options and provide Marketplace links. Swaps are NOT guaranteed!
  6. Habitual relocations and home swaps will see additional fees to be paid to the Rental Manager. This is to compensate for the amount of back-end work involved.
  7. BASIC landscaping is provided as seen on the lot at purchase.
  8. Skyboxes and platforms are NOT permitted by renters or visitors of CC.
  9. Tinting/painting (NOT retexturing) of interior walls is possible (support ticket needed). 
  10. Commercial properties are locked but available upon business approval by a Realtor.
    1. Limit of TWO commercial rentals per person. (Effective June 2022)
    2. Military Ops, recruiters, strip clubs, brothels, futuristic equipment, live/birthed breedables, other community advertising, and shops viewed to be an adult rating (clothing and accessories are exceptions) are not permitted in CC.
  11. TIP JARS are limited to the decor and MUST be within the rental (hover text too).
  12. Item and Information Givers MUST be “click to receive” ONLY.
  13. Ban lines are NOT permitted! Security Orbs can be used on PARCELED RESIDENTIAL RENTALS, BUT subject to return if “a” and “b” are not met.
    1. ALL members of Management and Real Estate MUST be on the white list.
    2. Ejection times CANNOT be less than 30 secs
  14. Your rental includes all areas ENCLOSED by the provided fence.  
  15. Any infrastructure set out by CC Management CAN NOT be returned.  
  16. Residential rentals are OOC unless made IC by an RP sign.
  17. ALL avatars are permitted to rent. HOWEVER, child and feral avatars must NPC “guardians” for their rentals.
  18. ALL commercial rentals are IC and open to RP.
  19. Media and music are accessible ONLY if the rental is parceled INDIVIDUALLY.  
    1. ALL media is to be OFF if you are not actively ON the parcel.  
    2. ALL sounds MUST be limited to the parcel.

YOUR PAYMENT OF A RENTAL IS YOUR ACCEPTANCE OF THIS COVENANT AND LL TOS.

IF A RENTAL PROPERTY IS ABANDONED, THE RENTAL WILL BE FORFEITED.

Abandonment can be determined by (but is not limited to) the following:

  1. The rental is set to “Will Not Renew” AND less than 100 prims are on the property. 
  2. The rental has 60 hours or less remaining AND less than 100 prims are on the property.
  3. The rental is void of prims and no response has been had from the PRIMARY renter.
  4. If the PRIMARY renter has left the resident’s group regardless subtenants listed.

Houses are NOT included in this prim count.
